Terms & Conditions

These terms apply to every booking made on bookwithurbanyards.com and its home sites, including any Urbanyards home. The service is operated by Urbanyards, Hyderabad, Telangana, India. By making a booking you agree to these terms, the house rules and the cancellation policy.

Bookings

• When you continue to payment, your dates are held for 15 minutes. If payment isn't completed in that time, the hold ends, nothing is charged and the dates become available again.
• A booking is confirmed only when payment succeeds and you receive a confirmation email.
• The person booking must be at least 18, must stay at the property and is responsible for everyone in their group. Every adult guest must show a valid government photo ID at check-in.
• The number of guests may not exceed the number booked. Each home is booked as a whole, only for your group.
• Check-in is from 2:00 PM and check-out is by 11:00 AM unless we agree otherwise in writing.

Prices and payment

• Prices are in Indian Rupees. The full breakdown, including nightly rates, any cleaning fee, GST and the refundable security deposit, is shown before you pay.
• Payments are processed by Razorpay using UPI, cards or net banking. We never see or store your card details, UPI PIN or bank passwords.
• The price you pay is fixed at booking. Later changes to our rates do not affect confirmed bookings.

Security deposit

A refundable security deposit is collected with your payment. It is refunded to your original payment method within 48 hours of check-out, less the cost of any damage or missing items. We will always tell you about, and show you evidence of, any deduction before making it.

Your stay

• Please follow the house rules. We may end a stay without refund if they are seriously or repeatedly broken.
• You are responsible for any damage caused by your group during the stay.
• Please treat the surrounding farmland, neighbours and staff with respect.

Cancellations and changes

Cancellations and refunds follow our cancellation and refund policy. To change or cancel a booking, email urbanyardssudharshanam@gmail.com with your booking reference.

Liability

We take care to keep every home safe and as described. We are not liable for loss of or damage to your personal belongings, or for delays and disruptions caused by events outside our reasonable control, such as extreme weather, power or network outages, or government orders. If we cannot provide your stay, we will refund everything you paid. Nothing in these terms limits your rights under Indian consumer protection law.

Governing law and disputes

These terms are governed by the laws of India. We will always try to resolve concerns directly first. Please contact us at urbanyardssudharshanam@gmail.com. Any dispute that cannot be resolved this way is subject to the jurisdiction of the courts at Hyderabad, Telangana.
